Grease a 9x13 cake pan or casserole dish and set aside.
Combine all ingredients in the bowl of a stand mixer, using the paddle attachment mix all ingredients until well combined. Stop and scrape the sides of the bowl and bottom with a spatula as necessary.
The batter should be thick but add a little water if the ingredients wont come together.
Pour batter into pan and spread out evenly.
Sprinkle with chocolate chips and optional desired toppings.
Bake for 20-25 minutes or until a knife inserted into center comes out clean or nearly clean. They will become too dry if you over bake so watch carefully.
Let cool for at least 30 minutes.
Serve & enjoy! I stored left overs in the fridge and they were even better cold the next day with a cup of coffee!
